How much does office space for startups cost in the Bay Area? What are the options?

Office Space in San Francisco is a tricky. There's the downtown stuff for the lawyers and bankers and then the artsy stuff in the Mission. Here is what I could find out:
I don't know much about the East Bay but the rents are a lot cheaper. High Tech / Bio Tech guys tend to be in Emeryville, Downtown Oakland, Berkeley and farther out in Walnut Creek. A lot of Software Startups are also near Oracle in Redwood Shores, Foster City and Redwood City. A lot of the office space around Oracle tends to be in the $20-$30 per square-foot range. It's nice stuff but kind of out of the way (e.g. not much to do or eat). |

We just negotiated a lease for $1.25 for Class A space, furniture, great looking space and building, for $1.25 in Santa Clara, full service. Update - we signed the lease and moved in. It's a killer space; we love it. |

Those are good rates. We're looking to upgrade our space right now (we're in a rather dull part of downtown San Jose) and we use Cornish & Carey as well and haven't been quoted anything that low. I pointed our CFO to this post and he'll be talking to C&C to see if what's behind the differences in the numbers quoted. |

Not sure what kind of space qualifies as "startup friendly", but we're very happy with the space we found in Hayward. It's 1.60 per square foot for full service. e.g janitorial, vacuuming security, electricity etc. It has 24/7 access, free and plentiful parking and a dozen or so restaurants surrounding the building. There are no tall building nearby so almost all of the suites have great views of either the East hills or the bay. The bay side is also in front of the Hayward Executive Airport so you get to watch really nice planes gliding in for landing all day long. Hayward is surely not the most posh neighborhood in the Bay Area, but it is strategically located at the East side of the San Mateo bridge. San Jose, San Francisco and the peninsula are all about equal distance. The building manager pays for new carpeting and custom pain for each new tenant. We're the only software company that we know of in the building but would love to have some others move in. Oh yes, it's called the Southland Office Center. |
